We'll help design your dream

With over 45 years of collective experience, Your vision of successful residential, commercial and institutional projects starts with one blue line.

Our design process is creative, smart, efficient, but most of all – collaborative.

Smart design can improve the way one lives, works, learns and plays.

Your Home

Proper design makes your home more enjoyable for you to live in. A well-designed house has a comfortable, safe and efficient flow. It should serve the current and future needs and considerations of the occupants. Also, not only will a well-designed house hold its value, it will increase in value more quickly than an average house. Whether you are doing a major renovation, or planning on building a brand new home, there are endless details that have to be addressed for the project to be successful. State, county, and local building and zoning codes must be followed. An experienced architect can help guide you through the process.

The Floorplan

Ergonomic design and well utilized space are two of the most important aspects of an ideal house floorplan. A well-designed plan will make movement through your home energy-efficient, easy and convenient. This in turn translates to reduced waste of time and effort. Flexibility is important: a small living room or study can function as a temporary bedroom. A decent design of indoor and outdoor integration with easy egress to a sheltered outdoor space or the yard is important. Aim for a clear and comfortable garage-to-kitchen progression. Carrying groceries and other items along circuitous routes can turn a routine task into a chore. You want to avoid the “Goldilocks Problem” – when entries, hallways, and family rooms are too big or too small or have ceilings that are too high. Balance is key – it’s all about proportion and practicality.

The Kitchen (A Home's Heart)

Many people (architects and builders included) believe that the kitchen is the most important room in your home. Why? Well, kitchens are family gathering places. The kitchen is the most likely area for families to congregate, for people to discuss the details of their days with each other, and for guests and friends to spend time  with their loved ones. Not only is the kitchen vitally important because it contains the appliances and tools necessary to prepare any kind of meal, but it is also one of the most important spaces for storage, seating, and communication. Without the kitchen, the home would likely feel empty and confused, without a direction.

Lighting

Proper lighting throughout your home is crucial. This includes natural light as well as built in illumination. What’s the first thing a real estate agent does when showing a home? They turn on the lights. By its nature, light attracts and makes people feel more comfortable. In many areas, consider including at least three sources of light in each room: General lighting (overhead or pendant), Specific lighting (task or table), and Ambient lighting (sconces, candles, or decorative). New LED  lighting technology makes it easier than ever to increase light levels in your homes, and it’s environmentally beneficial.

Storage

One key to a well-designed home lies in creative storage strategies. Having adequate storage (they can even be hidden places) to store clutter, toys or miscillaneous items makes it easier to keep your space looking clean, uncluttered and beautiful. The ability to live in a decluttered space increases your sense of self worth, makes you feel more energized, reduces anxiety, and is healthier overall, as clutter provides areas for dust, dirt and allergens to grow. Basically, keeping areas clean can increase the overall air quality in your house.

Great structures
are built on great relationships

The Art of Collaboration:
Listening
The ability to effectively listen to the needs of a client, although simple in theory, is a philosophy most misinterpreted in the profession.
The Art of Collaboration:
Quality Attention
Each project is handled with at least one quality-specific professional from beginning to end. Upfront, at least two professionals kick off each project. This multiplies professional thought and helps to eliminate potential mistakes from communication breakdowns.

Components of the Traditional Architect Process

Just a suggestion, should you choose to include it. We would develop a sentence or two for each that is personalized to BLA. This could even be the primary element for it’s own page. It could also be a nice pairing with the FAQs section. With a few images, these 2 could compose a page.

Frequently Asked Questions

Here are some qustions that potential clients may want to review when considering whether an architect is the best choice.

What are the benefits of working with an architect?

We want to be careful not to let any one answer run on too much longer than the others.        Also, I tried a different font (Monserrat) for the sub headlines. And just for your amusement, you’ll see “Jabberwocky” dummy greek text is cut and pasted into several of the other modules. A nice contrast to the normal greek text (which is mostly latin, actually) used in mockups, such as: Fusce ornare odio eu finibus efficitur.

How Do You Charge?

Mercury ran away, but five slightly quixotic lamp stands partly quickly marries one aardvark. Five elephants grew up, because Kermit unfrog  drunkenly kisses the lamp stands, but aardvarks grew up. Springfield cleverly marries Santa Claus. Two trailers telephoned the pawnbroker, because Pluto perused five progressive dwarves. One bourgeois ticket bought Jupiter.

How does the design process work?

Speedy elephants cantilevered two subways, although five botulisms very annoyingly fights two slightly silly wart hogs, and botulisms easily perused umpteen tickets. One shy poison tastes umpteen obese elephants, yet five wart hogs laughed lamely. The pawnbroker squeezed one purple fountain, because two chrysanthemums comfortably telephoned one sheep.

What is and isn’t included in your fees?

Two purple rhinos quite drunkenly licked umpteen obese fountains. One extremely irascible chrysanthemum sacrificed five almost quixotic Jabberwockies. Delerious Klingons kisses umpteen poisons, even though two Macintoshes comfortably towed the botulism. Nine extremely putrid televisions screamed speedy wart hogs, yet Kermit annoyingly celebrated five poison abdomen tankers.

What is the estimated timeline for my project?

The angst-ridden chrysanthemum laughed, although Phil marries two lamp stands. Kermit easily juxtaposed five purple aardvarks, but the Klingons tastes five poisons, although umpteen very bourgeois mats lamely auctioned off partly schizophrenic dogs, yet the very progressive Jabberwocky bought two lamp stands, but one irascible Klingon towed five progressive tickets.

Who Will Design My Project?

One super-special butterfly bought five silly subways. Jabberwockies telephoned Mercury, even though umpteen speedy wart hogs marries Minnesota. The lamp stands explored umpteen slightly quixotic tickets. Five intergalatic dogs kisses umpteen sheep, yet two almost purple subways ran away, but trailers grew up quickly, then the botulisms noisily untangles two silly tickets.

Do You Have a Signature Style?

Five intergalatic dogs kisses umpteen sheep, yet two almost purple subways ran away, but trailers grew up quickly, then the botulisms noisily untangles two silly tickets. Five irascible chrysanthemums extremely quickly telephoned one fountain. The televisions tickled Pluto, but silly botulisms grew up almost drunkenly, yet umpteen nemotoad mats easily telephoned.

Can You Provide 3-Dimensional Drawings?

Nemotoad mats easily telephoned two televisions, although one quixotic cat very noisily auctioned off purple blisters. Two lamp stands hugged one speedy Klingon. Five silly wart hogs bought speedy Porsches. Giant sheep marries daffodils, even though umpteen silly octogons laughed, although two purple lamp stands telephoned chrysanthemums. One firebelly Macintosh tastes the vast universe.

Above & Beyond.

Eric & Wayne went above and beyond when designing our custom home. They have lots of experience going before various boards of towns when dealing with variances and or asking for exceptions. They also have an amazing eye for detail and are very easy to work with. Open, understanding and very patient. They helped us make our dream home a reality in the most professional way.

Building and Zoning Considerations

The process of obtaining local zoning approvals and construction permits in the State of New Jersey can be daunting to new applicants. New Jersey allows every municipality in the state to adopt its own building and land use laws within their municipal boundary lines and all property owners must abide by these laws. These local laws are often referred to as municipal zoning ordinances.

We help guide you through the maze

An architect can be crucial for helping manage the whole process. Architects sort out complex building codes and zoning laws to get through the myriad procedures to obtain the required building permits. In many cases, an architect can be invaluable in successfully navigating the local planning authority. The architect also visits the construction site to help verify that the project is being built according to plans and specifications.

Build It!

You have the plans for your newly renovated dream home. Everything is approved and you are eager to get started. Choosing a reliable builder is just as important as the architect. BlueLine has extensive experience with construction management & oversight. Keeping the work site safe and secure while moving each facet forward – with the proper approvals – is key. We will also help guide your selections regarding the quality and finish of materials (the level of which can vary widely) to maximize your budget. Partnering with BlueLine as the Construction Manager can be hugely beneficial for clients who are unfamiliar with the construction process.
